With his experience he will be able to conduct the search for the right builder for the task at hand thereby ensuring the work is undertaken cost efficiently.

Through the total attention to detail the architect will save you money by making your building efficient to construct, maintain and run. In many instances, certainly within the field of alterations and extentions to existing buildings the architect can save you at least the equivalent of their professional fees.

The architect will always quote professional fees for each stage or the whole of the works. Sometimes these will be dealt with as a percentage of the construction cost and at other times as a fixed lump sum fee. Fees are made known to and an agreement reached with a client prior to the works being undertaken.

The architect and professional team control the management of your building project finances through the instrument of a building contract. Valuations always allow you the client to retain a retention fund against non diligent performance and defects.

Removing the burden
The architect will help you to formulate your brief. Guide you through the complex procedures of gaining planning recommendations and building regulation approval. Throughout the building project the architect will monitor the programme, forecast the expenditure and implement the necessary liaison with the contractor to ensure the smoothest running of the project. There will be problems but the architect is there to resolve these on your behalf.

The newly completed Southwold Pier showing the Balmoral docked. When the 'Balmoral' sailed from the pier on June 22nd 2002, it was the first pleasure trip from Southwold to London for 67 years. The pier was awarded 'Pier of the Year' prize for 2002 and the RIBA East of England Spirit of Architecture for Tourism Award 2002. The pier was described by the RIBA as 'an outstanding achievement providing a new focus for Southwold'.
